Asphalt vs Concrete: Which Is Right for Your Kokomo Property

| Uncategorized

One of the most common questions we hear from Kokomo property owners is whether they should choose asphalt or concrete for their driveway, parking lot, or road. Both materials have their place, but for most applications in central Indiana, asphalt offers clear advantages that make it the better choice.

Climate is the biggest factor in this decision. Indiana experiences significant temperature swings throughout the year, with hot summers and freezing winters. Concrete is rigid and does not handle these temperature changes well. When water seeps into tiny cracks and freezes, it expands and causes the concrete to crack and spall. Asphalt, on the other hand, is flexible enough to expand and contract with temperature changes, which means fewer cracks and a longer useful life in our climate.

Installation time and cost also favor asphalt. A typical residential driveway can be paved with asphalt in one day and is ready for light traffic within 24 to 48 hours. Concrete requires several days to pour and finish, plus a curing period of up to a week before it can handle vehicle traffic. The material and labor costs for asphalt are generally 30 to 40 percent lower than concrete for the same project.

Maintenance is another consideration. When asphalt does develop cracks or potholes, repairs are straightforward and relatively inexpensive. Damaged sections can be cut out and patched without affecting the surrounding surface. Concrete repairs are more complex and often leave visible patches that detract from the appearance of the surface.

Concrete does have some advantages. It lasts longer in ideal conditions, requires less frequent maintenance, and offers more design options with stamping and coloring. However, these benefits are often offset by the higher upfront cost and vulnerability to freeze-thaw damage in the Kokomo area.
